Lot Development

If you are a property owners who would like to look at the possibility of developing your property, we can help you go through the land division process and then with the required site improvements. When the site development has been completed, we can either purchase the buildable lots directly from you and build a house(s) that match the vision you had for the land or help you to sell them through listing them in the Portland multiple listing service.

Home Evaluations

If you currently own a home, the best place to start is to evaluate your home. We can look at the structural condition, access how your house can be more energy efficient, evaluate how the building envelope deals with storm water and moisture. We can brainstorm with you over whether the spaces in the house meet your needs and suggest changes. The final result can be the development of a plan for making the improvements to your home that provide you with the most value.
Design Services

The design phase is the most important time spent on the house. A great amount of time is spent in discussing what is wanted in the home so that the design can be developed by the owner and the designer becomes more of a facilitator.

Design service is a flat fee that varies with the complexity of the project.

Once a design is finalized, the working drawings are done. A basic set of drawings includes all the drawings required for a building permit and to obtain financing. For most projects, the fee is $1.25 / sq. ft. for a single story and $1.50 / sq. ft. for a multi-level new home. Remodel and addition fees are based on what is required for that job and can usually be given as a fixed price before the project is begun. In addition we can provide 3-D CAD visualizations, interior details and specifications for an additional fee.

Design Build Services for New Homes or Remodeling

Lifespace Design offers a complete service that covers the selection of lot, design and drafting of house plans, construction financing, building permit, and construction from site work to interior finish. These services are tailored to meet the individuals needs of each client. The cost of these services are, except for the design and drafting fee, which is a separate contract, included in the cost of the home. We work hard to get the most value we can within the budget you determine you can afford. Cost of new homes start at around $100/sq. ft. for a 2500 sq. ft. two story house on a flat lot and can go up depending on the finishes you want in your home.
